Summary

NexPoint is looking for a Revenue Manager that will be responsible for the implementation and daily oversight of revenue management programs at a large-scale multifamily portfolio of more than 24,000 units. Opportunity for additional asset management and investment underwriting opportunity available upon demonstrated command of revenue management functions.

Requirements:
  • Develop and execute detailed revenue management program implementation plans.
  • Establish review and acceptance protocols for rate recommendations for both site teams and pricing model.
  • Ongoing review of new lease and renewal parameters, amenity values, lease terms, competitor data and other optional parameters.
  • Evaluates properties’ rental revenue performance against financial objections and works with Management to address variances. Executes pricing strategies to enhance revenue.
  • Monitor adoption and compliance.
  • Analyze market trends and competitor performance. Develop and maintain benchmarking capabilities against both internal and external sources.
  • Conduct competitor property and submarket analysis, including “shopping” the competition.
  • Identify and implement revenue management best practices.
  • Innovate new processes that help drive revenue performance.
  • Develop daily, weekly, monthly and ad hoc reporting as needed. Perform operational data mining and analysis.
  • Communicate with Vice Presidents, Asset Managers, Community and Regional Managers regarding pricing changes, renewal rates and proposed property adjustments.
  • Prepare agendas and facilitate internal/external meetings.
  • Be proficient and knowledgeable on all software programs used in the leasing process at the communities and coach community employees to effectively use the systems and tools.
  • Conduct troubleshooting and problem resolution.
  • Create and conduct training for Management and site teams on revenue management
  • Strong planning and organizational skills.
  • Required Travel <25%

Qualifications

  • Bachelor's degree from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • 2+ years’ Multifamily industry experience (Property Manager, Asset Manager, Operations)
  • 2+ years’ experiencing using Revenue Management pricing models (AIRM, Yieldstar, RentMaximizer)
  • In-depth knowledge of relevant property management software (Yardi, ResMan, Realpage)
  • Strong Accounting and Finance knowledge
  • Critical thinking skills and ability to prioritize and multitask in a fast-paced environment
